Senior Property Manager
Direct Hire
$90k-$120k plus bonus

Position Overview
We are a lean, entrepreneurial commercial real estate firm operating a portfolio of Class B office assets, with an emerging pipeline of development opportunities. We are seeking a Senior Property Manager to lead the day-to-day performance of our properties, ensuring the buildings run efficiently, our tenants are well-served, and operational decisions support long-term asset value. This role combines traditional property management responsibilities with oversight of basic building operations. The ideal candidate is a hands-on operator who is equally comfortable working with tenants, leading the operations team, and managing vendors and building systems. This position reports directly to the CEO (Owner) and CFO and oversees a small, cross-functional team.
Key Responsibilities
- Tenant Experience & Property Performance
- Serve as the primary point of contact for tenants, ensuring a high level of responsiveness and service
- Manage tenant requests, issue resolution, and escalations
- Support tenant retention efforts, including renewals and relationship management
- Maintain a strong, visible presence across the portfolio
Building Operations & Engineering Oversight
- Oversee day-to-day building operations, including HVAC, electrical, plumbing, and life safety systems
- Lead and manage maintenance and engineering staff
- Ensure effective preventive maintenance programs are in place and executed
- Coordinate and oversee response to operational issues and emergencies _
Vendor & Contract Management
- Manage third-party vendors, including janitorial, HVAC, landscaping, security, and specialty contractors
- Negotiate and oversee service contracts to ensure quality and cost efficiency
- Monitor vendor performance and hold partners accountable
Operational & Financial Coordination
- Provide input to finance and accounting team on budgets, expense tracking, and CAM processes
- Provide input on operating and capital expenditures, prioritizing initiatives that impact asset performance
- Assist in planning and executing capital improvement projects
Team Leadership
- Lead and develop a team of approximately 6 direct reports, including property and maintenance personnel
- Foster a culture of accountability, responsiveness, and collaboration
- Bridge communication between field staff and leadership
Project & Portfolio Support
- Oversee tenant improvement coordination and small-to-mid-sized capital projects
- Support leasing efforts through operational input and space readiness
Qualifications
- 5-10+ years of experience in commercial property management, facilities management, or building operations
- Basic understanding of building systems (HVAC, electrical, plumbing), with the ability to oversee technical teams and vendors
- Proven experience managing tenant relationships and resolving issues effectively
- Experience working in lean or entrepreneurial environments preferred
- Demonstrated ability to manage multiple priorities and adapt in a fast-paced setting
- Strong leadership and communication skills
