Assistant Property Manager-Northpark

LHH is partnering with a reputable commercial real estate organization to identify an experienced Assistant Property Manager to support day-to-day property operations in Atlanta. This role plays a key part in ensuring a well-managed, high-performing property environment while delivering exceptional tenant experience and operational efficiency.

Key Responsibilities

Customer Relations & Property Management

  • Build and maintain strong tenant relationships by delivering responsive, high-quality service

  • Support tenant move-ins and move-outs, ensuring smooth communication throughout the process

  • Coordinate tenant events, orientations, and engagement initiatives

  • Conduct regular tenant check-ins to share property updates and gather feedback

  • Maintain and update property website content to ensure accuracy

  • Perform routine property inspections to identify maintenance needs, safety concerns, and capital improvement opportunities

  • Prepare property reports including inspection summaries, status updates, and correspondence

  • Assist in managing third-party vendors, including bidding processes and ongoing service oversight

  • Support emergency response planning and execution, including drills and after-hours situations as needed

  • Participate in capital projects, tenant improvements, and major repairs in collaboration with internal teams

Property Accounting

  • Assist with annual operating budgets, including revenue and expense forecasting

  • Support preparation of monthly financial reports such as accruals, variance analysis, and forecasts

  • Review and approve recurring and ad hoc billing

  • Reconcile vendor invoices and ensure accuracy of service-related expenses

  • Assist with operating expense reconciliations and tenant billing calculations

  • Review and approve invoices while partnering with accounting on A/R and A/P processes

  • Prepare annual tenant communications related to rental adjustments

Leasing Support

  • Administer leases, ensuring compliance with terms and obligations

  • Prepare lease-related correspondence, including commencement letters and required notices

  • Review lease abstracts and documentation for accuracy

  • Assist with preparing vacant spaces and supporting property tours

  • Collaborate with leasing teams on documentation and property-specific lease considerations

Qualifications

  • Minimum of 2+ years of commercial property management experience

  • High school diploma or GED required; Bachelor's degree preferred

  • Strong interpersonal and customer service skills with the ability to build relationships

  • Excellent written and verbal communication skills

  • Highly organized with the ability to manage multiple priorities effectively

  • Proficient in Microsoft Office (Word, Excel, PowerPoint, Outlook) and property management systems

  • Analytical problem solver with attention to detail

  • Demonstrates urgency, accountability, and a proactive approach to responsibilities

Pay Details: $75,000.00 to $85,000.00 per year
