We are looking for a Property Manager who will protect that reputation one resident, one unit, and one snowfall at a time.

What You'll Do
Run the Day-to-Day
Own the daily operation of your assigned Juneau apartment buildings as the primary point of accountability.
Be the face residents and prospects see walk-ins, calls, tours, and questions, weekdays 8:00 am to 4:00 pm.
Keep accurate records, leases, and files in our property management system (AppFolio).
Leasing & Occupancy
Keep our buildings full: market vacancies, show units, screen applicants fairly, and execute clean, compliant leases.
Run the application process end-to-end ID and income verification (typically 3x rent), background and credit screening, references, and deposits.
Drive renewals and retention so good residents stay; set fair, market-based rents using local comparables.
Coordinate honest move-in and move-out inspections and timely turns between tenants.
Resident Relations
Respond to resident concerns promptly, fairly, and professionally the calm, reliable presence Wright is known for.
Enforce lease terms and community rules consistently and in good faith.
Handle notices, late rent conversations, payment arrangements, and, when necessary, the eviction process in line with Alaska landlord-tenant law.
Maintenance & Alaska-Ready Buildings
Partner with the on-site maintenance team to keep units safe, warm, and well-kept; emergencies handled immediately, routine work orders within 24 hours.
Stay ahead of winter: block-heater stalls, heating systems, snow and ice management, storm windows, and freeze prevention.
Schedule preventive maintenance and unit make-readies; source and oversee vendors and contractors as needed.
Walk the properties regularly for curb appeal, safety, and condition; participate in the emergency on-call rotation.
Money & Reporting
Collect rent and fees on time, post payments accurately, manage delinquency, and protect cash flow.
Operate within budget, approve and code invoices, and watch operating expenses.
Report occupancy, collections, and property condition to ownership clearly and on schedule.
What You Bring Required
Experience: 2-5 years in residential property management or leasing, with hands-on experience running day-to-day operations of a building or portfolio.
Leasing know-how: Proven ability across the full leasing cycle marketing, tours, applicant screening, lease execution, renewals, and move-in/move-out.
Fair Housing: Working knowledge of the Fair Housing Act and Alaska landlord-tenant law, and a commitment to applying them consistently.
Numbers sense: Comfortable with rent collection, delinquency management, budgets, and basic financial reporting.
Software: Property management software experience (AppFolio strongly preferred; Yardi, RealPage, Buildium, or Entrata transferable) plus everyday computer skills.
Communication: Clear, professional, and steady strong written and verbal skills and genuine customer-service instincts.
Reliability: Valid Alaska driver's license and dependable transportation; able to join the emergency on-call rotation and respond in winter conditions.
Integrity & organization: Trustworthy with money and sensitive information, detail-oriented, and able to juggle competing priorities calmly.
Nice to Have Preferred
Industry credential such as CAM (Certified Apartment Manager), ARM (Accredited Residential Manager), or CPM (Certified Property Manager).
Alaska experience you already understand winter operations, block heaters, and Southeast weather.
AppFolio proficiency.
Experience supervising leasing or maintenance staff.
Real estate license: Helpful, and required only if mandated for your duties under Alaska law.
