Role: Property Manager (Temp)
Pay: $23/hour
Assignment: 1 Temp, Start Date ASAP, Duration TBD
Location: 4700 Country Creek Boulevard, Dallas, TX 75236
Schedule: MondayThursday 8:00 AM 5:30 PM, Friday 8:00 AM 12:00 PM

What you'll do:

Act as the manager of at least one property.
Work closely with senior maintenance staff to implement preventive maintenance programs for all systems and structures.
Carry out routine and emergency work requests promptly.
Coordinate with maintenance staff and Intake/Placement Department to re-lease vacant units quickly while ensuring quality and compliance.
Inspect units, structures, and systems to ensure housekeeping standards, HUD REAC compliance, and preservation of property.
Implement annual operating budgets and monitor monthly spending, revising plans as needed.
Recommend when work should be contracted versus handled by on-site staff.
Track monthly rent, charges, and collections; prepare paperwork for lease terminations and attend court for non-payment cases.
Enforce DHA lease terms, prepare eviction paperwork, and coordinate with DHA Legal Office.
Collaborate with service providers to support residents with social service needs and encourage lease compliance.
Facilitate agency support for residents and coordinate services.
Schedule and complete annual UPC and housekeeping inspections; prepare properties for HUD REAC inspections.
Show and lease units to prospective residents, conduct orientations, and manage move-in/out, transfers, and evictions.
Respond to resident inquiries, attend monthly meetings, and resolve tenant complaints per DHA policy.
Investigate and mediate complaints, enforce lease requirements, and monitor resident vehicles.
Prepare default letters and late fees per lease agreements.
Coordinate with police/security officers and update incident reports.
Walk grounds/buildings daily to ensure safety, sanitation, and decency.
Log and assign work orders.
Perform administrative duties including data entry, document processing, and file maintenance.
Update and maintain client database; may supervise clerical staff.
Prepare reports by collecting, analyzing, and summarizing data/trends.
Coordinate and schedule meetings and appointments as requested.

Requirements:
Ability to manage property operations independently.
Strong collaboration skills with maintenance and service staff.
Knowledge of HUD REAC inspections and compliance standards.
Budget management and financial tracking experience.
Familiarity with lease enforcement, eviction processes, and legal coordination.
Strong communication skills for resident relations and conflict resolution.
Administrative proficiency including data entry, reporting, and database management.
Ability to walk property grounds daily and ensure safety standards.
